Phoenix home roofline
While We Are Up There

Attic & Roofline

The work that costs a fraction when it happens during a roof, and full price when it does not.

R-40

Attic Insulation

A Phoenix attic runs past 150°F on a July afternoon, and the only thing between it and your ceiling is insulation depth. Current code for this climate zone asks for R-49; most Valley homes built before the mid-2000s are nowhere near it.

Blown-In Attic Insulation

Fiberglass or cellulose blown to depth and depth-marked so anyone can verify it later. Most Valley homes built before the mid-2000s are sitting well under what current code asks for.

Air Sealing First

Top plates, can lights, bath fans and duct penetrations sealed before any insulation goes down. Insulation laid over an unsealed ceiling is a filter, not a barrier — the air moves straight through it.

Soffit Baffles

Baffles at every bay so the new insulation cannot bury the intake vents. Burying soffit vents is the most common way a well-meaning insulation job strangles a roof.

Depth Verification

Before and after photos, the bag count, and the finished depth recorded in your file — the three things a home inspector or a buyer will ask for and that almost nobody can produce.

Roofing

Ventilation & Solar Vents

Ventilation is the exclusion written into every manufacturer warranty we publish on this site. It is also the cheapest thing on this page and the one that protects everything else.

Solar Attic Vents

Self-contained solar-powered units — panel, motor and all — that move air without touching your electrical panel and without adding anything to your bill. The right answer on a roof with no usable ridge line.

Ridge, Off-Ridge & Turbine Vents

Static exhaust sized to the attic rather than to whatever was already up there. Quiet, nothing to fail, and nothing to replace in ten years.

Intake That Actually Works

Exhaust without intake moves nothing. We count and clear the soffit vents, add them where there are none, and size the pair together.

The Calculation, In Writing

Net free area for your attic worked out and put in your file, because every manufacturer warranty on the Understanding Your Warranty page excludes damage caused by inadequate ventilation.

More vents is not the same as better ventilation

Adding a powered fan to a roof that already has continuous ridge venting can make things worse rather than better. A fan will take the easiest air it can find, and on a ridge-vented roof that is often the ridge itself rather than the soffits — so it short-circuits the system and pulls conditioned air out of the house instead. We will tell you which exhaust type your roof should have, and it is usually one type, not two.

What the manufacturers exclude
R-45

Gutters & Sheet Metal

Formed on site and set as part of the roof. In the Valley the question is not whether every house needs gutters — it is whether yours is one of the houses where the runoff is landing somewhere it should not.

Seamless Gutters & Downspouts

Rolled on site to the run so there are no seams to split, with downspouts routed to carry water away from the foundation instead of to the base of a wall.

Drip Edge, Fascia & Valley Metal

The metal that belongs under the roof edge and in the valleys, formed and set as part of the roof rather than added afterwards.

Custom Flashing & Sheet Metal

Wall caps, pan flashing, chimney and skylight metal, cut and bent for your roof rather than pulled off a shelf in a size that nearly fits.

Splash & Drainage

Splash blocks, extensions and discharge points placed so a monsoon cell does not wash the grade out from under a slab or stain the stucco it lands on.

Roofing

Skylights & Solar Tubes

A hole in a roof is a roofing problem, which is why the companies that sell skylights are rarely the ones you want flashing them.

Skylight Replacement

The right time to replace a skylight is while the roof around it is open. New flashing kit, new curb if the old one is tired, integrated into the new system rather than sealed onto it.

Solar Tubes

Daylight into a hallway, closet or interior bathroom with no exterior wall. A small roof penetration, flashed the same way a vent is.

Yellowed & Crazed Domes

Acrylic domes go cloudy and spider-cracked after fifteen or twenty Phoenix summers. If yours has, it is also close to leaking.

Leak Diagnosis

Most skylight leaks are flashing failures, not glass failures. We find out which before anyone quotes you a new skylight.

Questions People Ask

Why do this with the roof instead of later?
Because the access is already paid for. The deck is open, the crew is up there, the equipment is staged and the dumpster is in the driveway. Insulation, ventilation, gutters and skylights done during a re-roof cost a fraction of what the same work costs as its own job with its own mobilisation.
How much insulation should my attic have?
Under the 2021 energy code, this climate zone calls for R-49 in the ceiling — or R-30 where a qualifying cool roof is in place. Which edition applies to your job is your city's call, not ours, and we will tell you what your jurisdiction has adopted. What we see most often on Valley homes built before the mid-2000s is well under either number.
Do solar attic vents need an electrician?
Not the self-contained ones. The panel, the motor and the wiring between them are all part of the unit, and none of it touches your electrical panel or your premises wiring — so it installs as a roof penetration, flashed like any other vent. A hardwired powered fan is a different thing: that connection is electrical work and goes to a licensed electrical subcontractor.
Will a solar vent lower my power bill?
It can take the peak off an attic and ease the load on an air conditioner working against a 150-degree ceiling, which is worth something in July. Anyone quoting you a specific dollar figure is guessing — it depends on your insulation, your ducts, your roof colour and your thermostat. We would rather fix the insulation and the intake first, because those do more.
Is more ventilation always better?
Adding a powered fan to a roof that already has continuous ridge venting can make things worse rather than better. A fan will take the easiest air it can find, and on a ridge-vented roof that is often the ridge itself rather than the soffits — so it short-circuits the system and pulls conditioned air out of the house instead. We will tell you which exhaust type your roof should have, and it is usually one type, not two.
Do I need gutters in Phoenix?
Plenty of Valley homes do without them. The ones that need them are the ones where roof runoff lands somewhere that matters — against a foundation, onto a walkway that ices in a cold snap, or down a stucco wall it is slowly staining. We will tell you honestly whether yours is one of them.
Is this work under the roofing warranty?
Ventilation and skylight work done as part of a roof is covered by the same 25-year workmanship warranty as the roof. Insulation, gutters and sheet metal carry their own written workmanship term, stated in your contract before anyone starts.

Add It To The Roof

If a roof is already booked, say so and we will price these alongside it. If you only want one of them, that is fine too — we will come look and tell you whether it is worth doing on its own.

Either way you get photographs, the ventilation calculation and the insulation depth in writing, in the same file as the rest of your roof.
